Architectural Standards
Its unique architecture will reflect a time before air conditioning. The architecture will evoke a sense of timelessness, where it would seem that the buildings have always been there and will always remain. Our architectural standards are designed to help you and your builder understand how you can build a home that suits the WA climate and environment. Bringing the living areas to the front of the homes will help make a connection to the street. Rear parking to take cars of the streets. High ceilings to help cool your home and verandahs will create a space for families and friends to come together.

Jindee Design Approval Process
Before your builder submits an application for a Building Licence to the City of Wanneroo, you will need design approval from the JTAO. The JTAO may approve a custom-designed home or divergence from these standards (non-complying elements) on their architectural merit provided that they maintain the spirit and intent of the Architectural Standards and are innovative, well-detailed and have high design qualities. Approval is at the discretion of the JTAO.Your builder or architect can help you ensure that your home design responds to the intent of the Architectural Standards. The JTAO encourages diversity in the built form of Jindee homes and streetscapes. If a home has design elements that are not in strict accordance with, but have the spirit and intent of, the Architectural Standards, then the JTAO can request modifications. If you submit a custom designed home with elements that do not meet these standards, then you, your architect or designer need to meet with the Jindee Town Architect to discuss an acceptable design. When assessing non-complying elements, the JTAO will review the design of the home in total, how the design unifies the various elements of the architecture and creates harmony and order of the street presentation of the home and within its neighbourhood.Given all the above, an approval for a particular custom-designed home or non-complying elements of the home design doesn’t create precedence for acceptance and approval for other homes.
How will the Architectural Standards affect my house design?

The key objective is to achieve visual compatibility between building types while still allowing for diversity and choice.

Your Jindee home will be a beautiful and individual reflection of your lifestyle. The Architecture Standards support this by encouraging contemporary yet classic designs with influences from Perth’s beautiful coastal suburbs such as Fremantle, Cottesloe and Rottnest. Jindee architecture will be timeless, using materials that will be enriched by the patina of age, creating an appeal and beauty to be enjoyed by generations to come.
Front Verandah – Your front verandah will become the welcoming entrance to your home and provide a connection to the activity and community life beyond your home. Prefer your privacy? Beautiful screening and/ or planting allows you an outwards aspect without others seeing in. Verandahs can be maximized to be a more functional and livable space by adding wide opening doors from your living area, creating an all-seasons outdoor living space to the front of your home.
Plinth – At Jindee your home will sit proud of the ground. The plinth required to some homes gives an elevated aspect
from the street, allowing connection from the verandah space to the outside at a higher level than the street. This will enhance the street presentation of your home.
High quality – The Jindee home is finished with high quality materials to ensure a superior finish. Careful detailing to the front elevation, the broad range of quality materials and colours outlined in the Jindee Colour Palette will add to the high-end finish of your Jindee home.
Rear Garage – Most garages at Jindee will be accessed from rear lanes. This substantially enhances the quality of the streetscapes and the street presentation of your home. Streets are much safer for pedestrians and cyclists with no dangerous driveway crossovers. It also allows street trees to be spaced closer together, providing more shade.
Roof Pitch – Your Jindee home will have a simpler roof structure and a slightly higher pitch.
Balanced Proportions – Your Jindee home will boast a minimum 32 standard brick course external wall height to the principal building, adding height and creating balance. This also provides higher internal ceilings to the front of the home adding spaciousness, character, value and internal comfort.
Side Gardens – Most homes in Jindee are encouraged to include a side garden rather than a rear garden. This deliberately results in maximising privacy, connecting activity from outside to inside the home and offering an attractive garden aspect from more internal spaces.
Living to the front – While not stipulated, it is encouraged that your home design has the main living areas to the front of your home, making the best use of the spacious ceiling heights, verandah access and shady streets.
All Jindee purchasers will have access to our Jindee Town Architect’s Office where you and your builder can liaise directly with our Town Architect to assist in the design and compliance of your home.
