When people first visit Jindee, they often notice the things that are easy to see, but there is another layer of hidden innovation at the core of Jindee.
What many people don’t realise is that the feeling of a neighbourhood like Jindee begins long before the first home is ever built.
Behind every beautiful street and every thoughtfully positioned tree is an enormous amount of planning, engineering and infrastructure working quietly in the background.
This hidden layer of planning innovation at Jindee has helped shape one of Western Australia’s most unique coastal communities.
Most people never see it, but it shapes how the neighbourhood feels every day.
Jindee is a masterplanned coastal community in Perth’s northern corridor designed around walkability, integrated streetscape design and New Urbanism principles.

Jindee’s streetscape design prioritises walkability, mature tree planting and homes that engage with the public realm, helping create a calmer and more connected coastal neighbourhood.
The Planning Behind Jindee
What makes Jindee truly unique is not just the homes or streetscapes, but the planning framework that sits behind it.
The project continues to help reshape conversations around coastal communities in Perth and beyond.
Over almost two decades, the Jindee team worked closely with local government, planners and the Western Australian Planning Commission to help develop and deliver a completely new approach to neighbourhood design in Western Australia.
At the heart of this process was the introduction of a locally calibrated Form-Based Code, a planning model focused not simply on land use, but on the quality, character and function of the public realm.
In simple terms, Jindee’s planning approach focuses on how the neighbourhood would feel and function over time, not just how the lots were arranged on a map.
It also supported features such as rear laneways, reduced crossover dominance and more pedestrian-friendly streets designed around walkability and community connection.
Today, planners and urban designers recognise Jindee as one of Australia’s leading examples of integrated coastal urbanism.

The original 2002 Jindee planning charrette brought together planners, designers and urban thinkers to help shape the long-term vision for one of Western Australia’s most innovative coastal communities.
